SEMINOLE HEIGHTS - City officials want to know what people think about future residential and commercial growth in the Seminole Heights area.

The Greater Seminole Heights Project, which began in February 2008, will establish regulations, known as form-based zoning codes, which will guide redevelopment in the Seminole Heights neighborhoods: South Seminole Heights, Southeast Seminole Heights and Old Seminole Heights.

Two workshops are scheduled. The first is 6 to 8 tonight at Ragan Park Community Center, 1200 E. Lake Ave., and will focus on commercial design standards. The second, also at Ragan Park, will be from 6 to 8 p.m. Nov. 18 and will review residential design standards.

Both meetings are "wrap-up" sessions to gather public comments before the city's land-use staff drafts new codes for review by the Tampa City Council.

Similar redevelopment projects are planned for Tampa Heights and along the 40th Street corridor.

Generally, form-based codes focus on the size and appearance of buildings, as well as the layout of streets and public spaces. The intent is to create more mixed-use, pedestrian-friendly neighborhoods.

Traditional zoning generally separates areas based on land use and decisions of public health and safety, placing shops, homes and factories in different districts.
